THIS PROPERTY DOES NOT HAVE LEGAL ACCESS. While there is an old trail leading to the property there are no recorded access easements. This means you can still physically get to the property, however, you will be trespassing across 7 other peoples land to get to yours. To our knowledge there are no fences or locked gates currently blocking the way. People cross others property all the time in this area without an easement with no problems, but you need to go in knowing you do not have legal access.

We have not approached any landowners about giving easements. We are selling cheap so that someone else can do that work (and reap the rewards). This property will be worth $2,000-3,500/acre at a minimum with legal access. Legal access can be established by either getting neighbors to agree to give (or sell you) an easement or by going through the court system to establish legal access. You are entitled to legal access under Oklahoma law, however, you have to go through the court process. We estimate this process will cost somewhere between $2,500 and $7,500 in legal fees and be a somewhat time consuming process. You can not get bank financing without a recorded easement from landowners.

Now for the property WHICH IS GORGEOUS and worth the access issues. 45 acres of incredible hunting on ridge line overlooking Panola, Oklahoma. In very close proximity to some extremely large land owners and Robbers Cave State Park, making this a part of an immense untamed wilderness in Oklahoma’s mountains. The area is known to produce some of the states best white tail bucks, black bear and eastern turkey. There is a pond on the property as well attracting even more wildlife as a watering hole.
